Friar Gate – Luxury Apartments

Conversion of a listed building in Derby.

Conversion of two three-storey 19th century ‘Listed’ commercial buildings within the Derby City conservation zone, to provide 17 Luxury city centre ‘serviced’ apartments. Administered through a JCT form of contract with elements contractors’ design; the scheme included a two-storey extension to the former coach house to provide a suitable space for self-contained duplex apartments

The design was developed with DCC conservation officer with a remit to retain period features, remove crude 20th-century additions and return the premises to their former glory whilst incorporating 21st-century technology.

• Extensive strip out and demolitions – by hand
• Replacement of Welsh slate roof
• Replacement of rotten structural timbers & installation of steel beams 
• Removal of lath & plaster ceilings & rotten timber floors and complete replacement
• Repair and replacement of timber sliding sash windows
• Complex mechanical and electrical design & installation
• Decorative plasterwork
• Installation of kitchens and bathrooms
• Floor & wall finishes, decoration.
