Timeframe: 48 Weeks

Project Value: £1,069,000

Client: Framework

Developing Energy-Efficient Housing for Framework’s Social Initiative.

Vaughandale Construction partnered with the Framework charity to deliver an impactful commercial construction project on Birkin Avenue, Nottinghamshire. The project involved the development of eight energy-efficient flats named Akins House, designed to provide safe, single-occupancy accommodation as part of Framework’s larger initiative to reduce rough sleeping in the region.

The construction of these flats was carried out with sustainability at the forefront, ensuring that the building would offer low energy costs and eco-friendly solutions for future residents.

Overcoming Challenges on a Constrained Site.

The Birkin Avenue site posed several logistical challenges. Located on a small plot of land, the project required precise coordination to manage space effectively. Vaughandale Construction worked closely with a local business to secure additional parking and storage space, ensuring that the construction could proceed smoothly without impacting the surrounding community.

Security was another concern, especially after the theft of a large piece of hired plant equipment. Vaughandale implemented additional security measures to safeguard the site for the remainder of the project. Additionally, with high traffic volumes in the area, we devised and implemented an effective traffic management plan, securing advance notice of road closures and ensuring minimal disruption to local residents and businesses.

Sustainable Construction and Energy-Efficient Solutions.

The Birkin Avenue flats were designed with sustainability in mind, aiming to minimise the environmental footprint while offering future residents a cost-effective and comfortable living space. The building operates solely on electric power, with no reliance on gas. To further enhance the building’s energy efficiency, we installed solar panels to provide renewable energy and equipped the flats with energy-efficient rated appliances throughout.

The project also included the construction of a bike store, encouraging residents to adopt environmentally friendly transportation options, contributing to the overall sustainability of the development.

Supporting Social Initiatives: Working with Framework.

This project goes beyond construction—it’s about creating homes that make a difference. Working in partnership with Framework, the Birkin Avenue flats are part of a broader initiative to address rough sleeping in Nottinghamshire. By providing high-quality, energy-efficient accommodation, Vaughandale Construction is helping to create a safe and supportive environment for those transitioning out of homelessness.

As part of our ongoing commitment to social value, Vaughandale also donated several ‘welcome’ bags to Framework at Christmas, offering support and comfort to those entering their new homes during the holiday season.
