Oakfield Road – New Apartments

Construction of one bedroom apartments.

A ‘turn-key’ building to provide 5 No. One bedroom self-contained apartments for a social housing landlord. The local authority built the apartments with the specific aim of providing housing for ex-military personel who had returned to the area following duty. The design brief was to construct a sustainable HMO with exemplary facilities with very low fuel bills. Good quality low-cost homes to help the residents settle back into civilian life.

Works/Services provided:

• Asbestos removal and demolitions of Pre-fabricated communal Garages
• Contaminated land – Ground remediation and discharge of planning authority conditions by developing an approved strategy and appointing an independent specialist to monitor the works
• Complex foundations – Piling with reinforced concrete ring beam
• Foul and surface water drainage system, incorporating SUD’s, on site attenuation and a new connection in the highway
• Masonry walls & pre-cast concrete floors insulated to exceed current building regulations and with very low air permeability
• Thermally efficient Aluminium Window & doors Systems
• Design, supply and installation of the heating and domestic hot water installations; Each apartment was fitted with a 4 kW Mitsubishi R744 Ecodan, QUHZ-W40VA ASHP externally which generates low temperature hot water and serves a thermal store, Mitsubishi 200l R744 EHPT20Q-VM2EA.  The thermal store contains 200 litres of low temperature hot water which is distributed to radiators in each room and used to instantaneously heat domestic hot water as required by the kitchen and shower room.
• Energy efficient electrical installation; LED light fittings throughout all apartments and communal areas. The primary mains electrical load was reduced by utilising SOLAR PV, fitting an array panels to the main roof : 10 x JA Solar 370w panels and 5 x Solis 700w inverters directing electricity to all residents and the landlord supply, generating an estimated 553 KwH per annum
• DDA compliant access ramps with extensive permeable paving and landscaping
