Delivering Sustainable Social Housing for Ex-Military Personnel.

Vaughandale Construction were proud to collaborate with Broxtowe Borough Council on the Oakfield Road project, a significant commercial construction  initiative designed to provide much-needed housing for ex-military personnel.

This project involved the construction of five self-contained one-bedroom apartments, specifically tailored to meet the needs of veterans returning to civilian life. The goal was to create a sustainable and energy-efficient housing complex, with exemplary facilities and low utility costs, to help residents comfortably transition back into the community.

Overcoming Challenges in a Residential Setting.

Building in a busy residential area presented unique challenges, particularly due to the small plot of land available. Vaughandale Construction carefully coordinated deliveries and planned construction work to minimise disruption to the surrounding neighborhood. By ordering materials on a call-off basis, ensuring that the site remained manageable and that construction proceeded efficiently. Another key challenge was addressing the contaminated land on the site. Working with a team of independent specialists to develop and implement an approved ground remediation strategy. This ensured that all planning authority conditions were met, and the land was made safe for during and after completion of the works.


The existing garages required specialist demolition due the presence of asbestos containing materials. The Ground remediation plan that we followed was set out by the specialist. The contaminated ground had to be removed by excavating down one meter and safely disposing off site and replacing with clean uncontaminated products.

Energy-Efficient Features and Environmental Responsibility.

Sustainability was central to the design and construction of the Oakfield Road apartments. The project incorporated a range of energy-efficient systems designed to reduce the environmental impact and keep fuel costs low for residents.

Each apartment was equipped with air source heat pumps, which provide low-temperature hot water that is stored in a 200-litre thermal store. This system efficiently distributes hot water to radiators and instantly heats domestic water for kitchens and showers.

To further enhance the building’s efficiency, thermally efficient aluminum windows and doors and UPVC windows were installed, approved by the “Secured by Design” team to ensure safety and security. The electrical system features LED lighting throughout the apartments and communal areas, reducing energy consumption and contributing to the overall sustainability of the building. In addition to energy-efficient construction methods and materials used, solar panels were installed to reduce the building’s reliance on the national grid, ultimately cutting running costs and improving its environmental impact.

The project also included environmentally responsible elements such as DDA-compliant access ramps, extensive permeable paving, and landscaping to ensure that the development was both accessible and in harmony with its surroundings. A bike store was added to encourage residents to adopt sustainable transportation options.
