Kilpin Way East Road Development

Timeframe: 16 Weeks

Project Value: £718,000

Client: Blueprint Regeneration

Building the Foundation for Future Growth.

Vaughandale Construction was entrusted with transforming an unused site at Kilpin Way East into a fully functional roadway. This new road provides crucial access to a community development that includes new housing, a new school and a new pedestrian bridge that crosses the River Trent.

Our role in the project was to construct the road and install the necessary underground drainage, services infrastructure and street lighting to support future developments. This project lays the foundation for the area’s continued growth, ensuring the site is ready to support future infrastructure needs.

Creating a Lasting Infrastructure.

The client, Blueprint Regeneration, had clear expectations for the Kilpin Way East project. They required a robust access road that would connect the site to the forthcoming community development whilst being robust enough to support additional future infrastructure. It Was crucial that the road construction complied with Nottinghamshire Highways approved standards and was subsequently adopted by the local authority.

Our solution involved creating an infrastructure that could withstand expected traffic loads and allow for future expansions without significant disruption. This forward-thinking approach ensured that the site would remain viable for many years to come.

A Future-Proof Approach to Infrastructure.

At Vaughandale Construction, we approached the Kilpin Way East project with a holistic mindset. While building the road to connect the site to the new development was a primary focus, we also looked at the long-term needs of the area. Our team installed an extensive underground drainage system designed to meet the current demands while also accommodating future construction phases.

Safety was another major consideration for the project. Given that the site is located near a WWII bomb site, a comprehensive risk assessment was essential. We partnered with 1St Line Defence, a specialist engineering consultant, to provide on-site monitoring, a watching brief during all excavation operations and ensure all UXO safety protocols were followed throughout the project. This collaboration allowed us to proceed with confidence and complete the work without incident.

Historical Risks and Complex Infrastructure.

The Kilpin Way East project came with its own set of unique challenges, particularly due to the site’s historical background. Before construction began, we had to accurately locate and map all existing pipes and cables beneath the site to avoid any disruptions or damage during the build. Additionally, the site’s proximity to a WWII bomb site required detailed risk management to mitigate any potential hazards.

By working closely with 1st Line Defence, we ensured that all safety risks were accounted for, allowing the project to move forward smoothly. These proactive measures safeguarded the construction process and the surrounding community.

Building Sustainably for the Future.

Environmental sustainability is a core value at Vaughandale Construction, and it was central to the Kilpin Way East project. The underground drainage systems we installed were designed to facilitate future connections without the need for significant disruption, supporting long-term sustainability goals. The underground drainage design, including surface water attenuation and discharge, received Local Flood authority and Severn Trent Water approval. The drainage installation incorporated a complex element of work to drill through the wall of the Trent Basin, from the waterside. VCL to mobilised a ‘floating pontoon’ to ensure that works were carried out safely and to the highest standards.

Our team also minimised waste to landfill and optimised the use of reclaimed and recycled materials throughout the project. By planning each phase carefully, we ensured that the project was completed in an environmentally responsible manner, reducing the impact of future construction efforts.

Contributing to Community Growth.

The Kilpin Way East project was about more than just constructing a road—it was about contributing to the long-term development of the local community. By installing future-proof infrastructure and creating a reliable roadway, Vaughandale Construction has played a key role in supporting not only the new school but also other community projects that will follow.

Our collaboration with Blueprint Regeneration ensured that the project met all client expectations and will provide long-lasting value to the local area. This new infrastructure will be integral to the area’s growth and development, making Kilpin Way East a vital asset for the community.
